Before you purchase

Know what the package is designed to do.

PDP turns property facts, rooms, furnishings, improvements, documents and photographs into a sourced property-classification and depreciation package prepared for CPA review.

It helps organize the property file and model depreciation assumptions. Your CPA or tax preparer determines final treatment, elections and filing.

Separate services: The standard package does not include an engineering-based cost-segregation study, tax-return preparation, filing advice or audit representation. Review checkout for any separately selected services or applicable discounts.

Free starting workflow

Begin the property check, confirm core facts and explore the guided intake before purchasing the report package.

Paid package

Complete the purchased property’s documentation and review requirements, then access the available report and handoff files.

Professional decisions

Your tax professional evaluates the file and taxpayer-specific treatment under a separate engagement.

What review is included?

Automated checks identify missing or unusual information. Flagged reports receive human review; unflagged reports can proceed through automated approval.

This process does not replace your own CPA’s review or establish a tax-return filing position.

Which properties fit?

The standard workflow is designed around residential rental properties with up to four units, including single-family homes, townhomes and condominiums.

Mixed-use properties, unusual allocations and complex acquisition or prior depreciation facts may require a specialist.

Pricing questions.

Is there a subscription?

No. The standard package is priced per qualifying property.

Do you offer portfolio or professional discounts?

Review your checkout for applicable portfolio discounts or an authorized professional discount code. Confirm the displayed price before purchase.

Are photographs required?

Photographs are optional. Supporting records for particular costs or allocations may still be needed before your tax professional relies on the report.

Can I correct factual information?

The purchased workspace supports factual updates. Review the project’s correction controls and preserve the version already shared with your CPA.

How long are records retained?

The service provides seven-year record retention. Download your package and keep your own copies of important source records.

Does paying for the package guarantee a deduction?

No. Your tax professional determines final treatment and whether deductions are currently usable.
