Our deliverables are prepared for review by the customer’s tax professional. The customer and tax-return preparer remain responsible for determining the applicable tax treatment and all positions reported on a return. We do not prepare, sign or file tax returns.
Examples and estimates are educational only. Actual classifications, deductions and tax effects depend on property facts, adjusted basis, acquisition and placed-in-service dates, elections, business use, passive-activity and at-risk rules, participation, state conformity and other taxpayer-specific circumstances.
Cost segregation generally changes the timing of depreciation deductions. It does not eliminate the relevance of basis limitations or future disposition rules. Accelerated depreciation may affect adjusted basis, gain calculations and depreciation recapture when property is sold or otherwise disposed of.
The service is designed for qualifying single-family homes, townhomes and condominiums supported by sufficient records and property evidence. We may decline or refer properties involving unusual construction, large multifamily use, mixed use, specialized building systems, incomplete evidence or other complexity.
The IRS Cost Segregation Audit Techniques Guide notes that the IRS and professional associations have not established a universal credential requirement for preparing a study. That observation does not guarantee acceptance of a study and does not replace the need for a detailed, supportable methodology appropriate to the property.
Unless a separate written agreement expressly states otherwise, the $395 package does not include audit defense, legal representation, IRS representation, expert testimony or unlimited post-delivery support.
The report depends on the completeness and accuracy of information supplied by the customer and available sources. The customer must review property facts and promptly identify errors. Up to five factual corrections are included; changes in strategy, elections or project scope are not factual corrections.
Before launch, publish a Privacy Policy explaining the information collected, its purpose, service providers, security practices, retention period, deletion process and customer rights. Do not submit Social Security numbers or unnecessary sensitive information through an unsecured form.
Before accepting payment, publish final terms covering eligibility, scope, delivery timing, customer responsibilities, cancellation, when work is considered started, refunds, intellectual property, limitations of liability and dispute procedures.
